How much to sell a yurt on site?

Hello! I put up 30' yurt on my friends land that was initially going to be for me to live in but i'm not anymore so i'm selling it to them. They're going to have it appraised in a month because they want to increase the value of their property. Before that happens we're negotiating a price they will pay me for it. Anyone know how to get an estimate of the value of a yurt? I'd like to have that as part of our negotiations. Or should i wait until that appraisal is done? I've put in about $90K and am wondering if the appraisal will be more? Thank you!

Well, what kind of car, what year, color, etc.?

90K is a 2x4 under every rafter.
