    Peppermint oil is supposed to work well to keep mice out. As far as moisture if you are not in it using items that cause moisture and you winterize it I don't think that would be too much of an issue...

    A non-vented propane heater will cause significant moisture, especially as the temperature drops. I know of no way to regulate temp without a thermostat and none would meet your criteria.

    If you are ok building the walls after you get all your furniture ect in then put everything in and see how you like it open and then play with different wall arrangement as already posted.
